A Building Control approval with full plans application is the lowest risk option for the client and is suitable for all types of building work.

This application is suitable when you are undertaking building work as defined in Regulation 3  of the Building Regulations 2010 (as amended) and when making an application for Building Control approval with full plans under Regulation 12(2)(b)  and Regulation 14 of the Building Regulations 2010 (as amended).

If we are satisfied that the plans and specifications provided meet the minimum standards of the building regulations, then we will send you a letter granting the application.

The approval is valid for three years. Work can begin as soon as two days after you've submitted your application, but you cannot be certain that any work carried out before you receive confirmation the application has been granted complies with building regulations, so we advise that you wait for the confirmation prior to commencing work. If you also need planning permission, do not start work until you've got this.

The confirmation that the application has been granted will also inform you of the relevant site inspections that we require. You can expect a decision (which will either be 'Granted', 'Granted with requirements', or 'Building plans rejected') within 5 weeks, or a suitable time agreed with both parties.

Once the work is complete you will get a completion certificate within 8 weeks as long as the works comply with the building regulations.

      1. A plan to a scale of not less than 1:1250 showing:
        1. the size and position of the building, or the building as extended, and its relationship to adjoining boundaries;
        2. the boundaries of the curtilage of the building, or the building as extended, and the size, position and use of every other building or proposed building within that curtilage;
        3. the width and position of any street on or within the boundaries of the curtilage of the building or the building as extended;

After you have applied

Once the application is deemed 'Valid'. You will receive an email with your application number and a request that payment be made. Once the payment has been made, the application will be registered with ourselves.
